Office Fit Out

An office move can be a complex and time-consuming process.

Our independent Employer’s Agent service provides clients with the technical, financial and contractual skills to ensure that their projects are managed with their interests at heart and, crucially, let’s them get on with their day to day work. We’ll be with the client throughout the whole process with our down to earth approach and will co-ordinate the various parties involved with the objective of keeping the project risks to a minimum.

Employer’s Agent.

Most office fit out projects are undertaken within a standard design and build contract which requires the appointment of an Employer’s Agent. This role handles the contractual aspects of the project including issuance of notices, maintains records, and inspects the works. the Employer’s Agent is the formal link between the contractor and the client.

Cost Consultancy.

Cost Consultancy ensures that the prices being charged for office fit out work are fair and reasonable. We use our extensive database of design & build costs to prepare detailed analyses of quotes even where designs differ. Throughout the build process we monitor the cashflow, manage payments to the contractor, and ensure that any changes to the project are priced correctly.

Programme Management.

Where a client wants input that focuses on the project timescales we will provide a programme management service. This functions to ensure that programmes are produced and managed in a realistic manner and involves reporting on progress regularly. We’ll flag timescale concerns as early as possible and seek a solution to ensure that the project remains on track.

Landlord Approval.

Office fit out projects normally need landlord approval. The timing of this can be crucial; do you obtain approval at the time the lease (or agreement to lease) is granted or afterwards? We’ll provide full assistance in ensuring the Licence to Alter is processed in a timely manner and will engage with the landlord to provide comfort that the fit out scheme is not detrimental to the building.

Working with Pokemon for the second time on the fit out of their European headquarters, Collins McKay again provided a full project management service from inception through to completion of the works.
